Yes.
Builders warranty is designed to protect the homeowner in a variety of situations. In the event the building contract is not completed, the insurance policy goes into effect. The same is true when the builder fails to correct any defects that arise during the statutory 6-year Warranty period
A Prime Cost (PC’s) is an agreed, reasonable estimate for materials (fixtures and fittings) which you may not have selected at the time of entering into the contract.
Prime cost examples include tiles, kitchen and bathroom items.
Provisional sum items are items listed in the contract for possible additional work, such as excavation, where the builder cannot give you an exact price of the work at the time you sign the contract – they can only make a reasonable estimate of the cost.
It is extremely rare that Madden Constructions ever include Provisional Sum items in a contract.
Planning permits give permission to develop or use land in a particular way. You may require a planning permit for a new home, extension, renovation or an additional dwelling on the land.
Local council is responsible for issuing a planning permit. If you need a planning permit, it must be issued from your local council before a building permit can be issued by the building surveyor. It is important to note that the planning approved drawings must be consistent with the construction drawings being used for the building permit.
Building permits are documents certifying that a proposed building complies with the relevant building regulations. A building permit is a written approval by a private or municipal building surveyor. It allows the building work to be undertaken according to the approved plans, specifications and other relevant documentation.
Having a building permit provides you with protection by ensuring:
- the building practitioners working on your project are registered and carry the required insurance
- adequate documentation is prepared so the construction can be carried out correctly and according to building legislation
- key stages of the work are independently inspected
- your building is suitable for occupation.
Note: Schedule 3 of the Building Regulations 2018 offers further information on what may not need a building approval, however it is always best to check with Council or a registered building surveyor.

We understand that it is not always easy to have all your documentation ready for quoting.
For us to provide you with an accurate quote, it is preferred that we have:
- Architectural drawings
- Engineering drawings
- Any specific items that you would like included that do not form part of your drawings.
The more information you can provide the better.
Providing a quote takes into account the cost of materials, contractor fees, labour and compliance requirements. To complete a thorough quote can take days, depending on the scope of the build.
We will provide a free estimate or quote to assist you with making your decision.
If, however the quote needs significant changes on more than two occasions a small fee may be charged. This fee will then be deducted from the contract price, should you go ahead.
Sloping blocks often provide wonderful views and opportunities for custom designs, but they can present challenges that you don’t typically come across on a relatively flat site, such as site cuts/excavation and retaining structures.
